Property Management Prices
What price the security and peace of mind for your investment? Our annual property management agreements are designed so that you can be assured that your Costa Blanca home is secure and in safe hands.
We try to be as clear about our pricing as possible, but Annual property management prices will vary according to size of property and surrounding gardens. Cleaning costs can also vary according to number of bedrooms, whether an underbuild or granny flat/separate apartment is used and outside areas involved.
Price List for Property Management Services
Are you aware that property insurance can be voided if a problem arises and friends or neighbours are a keyholder? Using the keyholding services of a registered property management company such as Citrus Iberia ensures that this will never happen. Keys held by us can be made available to visiting owners, tradesmen or guests.
Annual Charge: £150 for keyholding services only.
Under a Premium Management Service, keyholding is included in the Contract Price.
Annual Property Management Services
Our Annual Property Management Service offers a full security package for your Costa Blanca property. With regular weekly property visits, we will check your home both inside and out making sure that all utilities and services are working properly, the property is aired and showing no signs of damp, plants are watered and your mail box is checked. With regular contact by email or phone, you can be sure that your holiday home is safe and secure at all times. Keyholding is included in the price as well as any emergency call outs that may be necessary during the term of the contract.
If you are in need of property management, naturally your first consideration will be cost so you may consider the cheapest way of achieving it – friends or neighbours could initially come to mind. However you do get what you pay for and if anything goes wrong do you really want to fall out with your friends?
Our Annual Contracts for property services start from a yearly fee of £280 for a 1 Bed Apartment rising to £480 for a 3 bed villa, but we will give an exact price once we know your requirments and have visited your property.

Lettings and Rental Management
Letting your property can be a full time job, what with creating and promoting your ads, managing enquiries, bookings, complaints, sending out keys arranging welcome packs and cleaners – the list goes on, so doesn’t it make sense to hire a rental management company to take care of all that for you?
Citrus Iberia will advertise your property on a selection of rental websites including our own, deal with enquiries and bookings, handle deposits payments and keys, and make sure your letting business is successful and profitable whilst you sit back and earn from your property. Spring Cleans or A Deep Property Clean
Ideal for the beginning and the end of the season but can be done at any time of year. This is a comprehensive clean of the property both inside and out and includes many features that a changeover clean does not such as grilles, shutters and windows.
Includes a high standard of clean & all cleaning materials. House and small terraces. Additional areas will incur a small surcharge.
Apartments: 1 Bedroom £50, 2 Bedroom £60, 3 Bedroom £70
Villas: 2 Bedroom £65, 3 Bedroom £75 4 Bedroom £85, 5 Bedroom £100*
*The prices are based on a ‘typical’ 2 floor villa with small garden and terrace. We will give an exact quote after visiting your property. Does not include washing of laundry.
A Clean property is your key to success in the letting market!!
Whether you are renting the property, or just using if for yourself and other family members, arriving to find the property clean, tidy and with beds made up ready to go provides a relaxing start to your holiday.

Mid-Week Maid Service – priced according to service required.

Ideal for those with empty properties that are not regularly visited. We will visit the property, checking outside and in for any leaks, damp, signs of infestion or break in. Electrical items and light bulbs will be checked – £20 per visit. (property checks are included in a yearly management contract). See property maintenance services >>
If we are required to buy fittings/replacements or specialist work is necessary, this will incur an additional charge . We will inform you if any problems that may arise and quotes can be obtained for works on your behalf. Gardening, painting and decorating and building works can also be undertaken at additional cost.
Swimming Pool Maintenance
Swimming pools are individually priced on a yearly basis dependant on their size and include all chemicals. The pool maintenance contract consists of twice weekly pool cleaning during May – September, and weekly visits during the October – April.
An ‘average’ sized pool will cost £45 / 60 Euros per month or a discounted price of £420 per annum if paid yearly in advance. See more on our pool cleaning and maintenance services >>
A villa that has regular garden maintenance adds more than 20% to the value of the property, and offers a fantastic welcome to visiting owners and guests alike.
From a general tidy up, to all-over landscaping, lighting and tree trimming we can supply garden services using qualified professionals.

Additional Services for Guests
From the moment of their arrival in Spain, we make your guests our responsibility. We believe people are more likely to look after your property if they feel you have gone to a lot of trouble to make them feel comfortable and welcome and Citrus Iberia can do all that for you. A happy client is often a repeat booking!
Call-Out Services – £20 per trip, (includes up to 1 hr waiting. Subsequent hours charges at £15 / 21 Euros)
Meet and Greet Service: – Meet your guests and welcome them to your property and provide keys on arrival. £20 per visit (includes up to 1 hr waiting. Subsequent hours charges at £15 / 21 Euros)
Welcome Packs – We can arrange for special food/drink packs to be delivered to the property prior to the arrival of your guests (which can be determined by either the owner or the guest and will be priced accordingly). We will also place tourist guides and information in the property for local attractions, bars and restaurants.
A basic welcome pack will cost £15 if left after a changeover clean, or £20 if we have to make a special trip to the property. The welcome pack includes the basics to get you or your guests started, ideal for late night or Sunday arrivals and can be customised on request. The basic pack includes: tea, coffee, water, milk, orange juice, bread, croissants, eggs, bacon, cereal, butter and jam as well as toilet roll. Please let us know if any guests have special requests beforehand.
Shopping Service – If you require a ‘full shop’ before arrival, we can arrange to fill your fridge/freezer and cupboards ready for you. This service will cost £20 (plus cost of shopping) which includes delivery to the property and putting away.
Airport Services – It is often quite a nerve racking experience driving in another country, especially if you do not know the area, so we can arrange to pick up your guests from Alicante or Valencia airports, and transfer them to your property, returning them to the airport at the end of their stay. (This service should be confirmed at least 4 weeks before departure). Alternatively, we can arrange local car hire at reasonable rates. Please contact us for prices.
