Greetings!
The Rain in Spain -
For those who are complaining about the UK weather, take heart in the fact that we are not faring much better here.

For nearly two weeks, temperatures have varied between 2 – 8 degrees in the daytime and lowering considerably at night. Skies are grey and it has rained on and off for 2 weeks. The consequence of the torrential rains we have here are flooded streets, avalanches of washed away building soil and gravel covered roads, power cuts, flooded homes, leaking ceilings, mouldy walls, and shoes filled with water when you step outside. Spanish roads are not built with a camber as in the UK, which results in their flat surfaces just filling up like a river.

Although these temperatures are not low compared to UK standards, bear in mind that Spanish houses have no insulation and do not retain warmth - any heating just evaporates through the walls. Those cold floor tiles that are so welcome in the summer, are freezing to walk on during winter. All this is no fun, but I guess it should be taken with a pinch of salt as it is the price that must be paid for other nine months of sunny and pleasant temperatures.

First Franchise Operation in Mojacar
Welcome Barry & Sue on board
The Citrus Iberia Franchise opportunity which was launched late last year, has got off to a flying start with our second office now opening in Mojacar. Due to open 1st February, we have been experiencing the same delays as we did here in Benissa – phone lines ordered in December still not installed, opening licence again applied for in December, still not arrived. However, the new owners are now living in Mojacar and will welcome any enquiries from property owners in the area. See Citrus Iberia Mojacar. For details of how to join Citrus Iberia with our low cost franchise opportunity, please contact us. Many of the most popular tourist areas still available.

In order to celebrate the start of our 5th year in business, and our new office in Mojacar, we attach herewith a token offering 20% off our annual management agreement to any new owners coming on board with us during February.

Renting your Property Long Term
Advantage of Long Term Renting
With the annual average temperature of 21C, and being so close to the UK, the Costa Blanca attracts both retirees looking to escape the British winter, and people hoping to make a new life in sunnier climes, thus the demand for long term rentals is high. Just this week, we have filled three properties with long term tenants here in Benissa. Our Sales and Rentals website is performing well in terms of area specific searches for long term rentals, and we have many enquiries from people looking, but a short supply of available properties.

Long term rental income is not high, on average between 800 – 1000 euros for a 3 bed villa with a pool, and 500 – 600 euros for a 2 bed apartment + bills. However, for those who don’t visit their property that often, it is a guaranteed monthly income and worth considering now the holiday rental market is so competitive. The other advantage of renting your property long term is that tenants do not require the same high standards as a holiday let. Telephones, ADSL, Sat TV are all installed and registered by the tenant, not the owner.

Still going after all these years!
5 years on
We are still one of the few professional Property Management Companies on the Coast (many offer these services from home & some illegally), and after 5 years are still going strong. Our Property management agreement / Home Management problem prevention scheme allows us to use our time to 'prevent rather than cure' by visiting fortnightly your home and reporting and attending to any problems immediately. This ensures that not only is your Spanish property properly looked after, but will be in tip top condition for either your arrival, or that of your holiday guests. For owner enquiries and all rental enquiries, contact Gary at gary@citrus- iberia.com who has now taken over the rentals and accounts.

Our Property management team are able to care for your home in your absence; we organize gas bottles, changeovers, welcome packs, car hire (if required), and provide a point of contact for your clients if they have any problems such as lost keys, equipment failure or emergencies such as doctors, dentists or hospitals. We will also deal with any maintenance work that needs to be carried out. We are a one stop shop taking the work and worry from you whilst you sit back and enjoy the income! So contact us now and find out how easy it is to make that extra income. Contact me at debbie@citrus- iberia.com or via our websites - I look forward to hearing from you.
