According to new figures, 990,000 Brits now live in
Spain - 761,000 on a permanent basis and the other
229,000 split their time between the UK and Spain.
The majority are in the southern Costa’s. This is
apart from those ‘holiday home’ owners who visit
occasionally, and those who will be buying property
here in 2007. One has to expect that with this large
number of property owners there will be a growing
need for Property Management Services,
maintenance and keyholding, although the rentals
business will suffer as more and more properties
come on the holiday rental market without
the right
approach to marketing.
Good
marketing and getting your Spanish property rentals
noticed is paramount in a market where supply is near to succeeding
demand. Competitive pricing, excellent facilities (i.e. Sat
TV, Aircon, microwave and maybe a dishwasher, etc) are required
by holidaymakers whose expectations of a holiday property
are now much higher than they were five years ago when they
were happy to have a basically equipped apartment and Spanish
TV stations. So far this year, as last year, top class villas
with pools and 4+ bedrooms are the most sought after properties
judging by the enquiries we are receiving. Mallorca is coming
out top as the most sought after destination, with Moraira
following a close second. We work continually to promote our
properties, with careful monitoring of our own website performance
as well as that of others we advertise on.

villas denia ect. as well as many area specific
phrases for ‘long term rentals’ – i.e. long term rentals
jalon, long term rentals Denia ect. These results
ensure we have a regular supply of enquiries, and
makes it a worthwhile place to advertise your
property! Within our annual management and rentals
agreement, advertising on our site is free – we will
take the photos, prepare an eye catching advert and
deal with the enquiries.
Prices
for advertising your Spanish property rentals
(or sales) start at £50 per year, with additional options
to be shown on our ‘featured property’ listing, or ‘property
of the month’. All adverts have rental tariffs, availability
charts and up to 10 photos. We are not the cheapest on the
block, but there's no point having a cheap or free listing
if you don't get the level of enquiries you want. We could
offer free listings - but at the end of the day you get what
you pay for and this would inevitably have to reduce our level
of service, and I have no doubt whatsoever that our success
rate in terms of visitor statistics, enquiries and customer
support would decline.
