The role of a Property Management company
Long Term Renting
Greetings!

Well, summer has arrived and once again, and as predicted, it's another scorcher with weather reports telling us that September will be bringing much of the same.  Oh, how we envy those lucky homeowners with their sparkling swimming pools!!

Holiday Bookings

Spain welcomed over ten million holidaymakers in January, February and March - normally viewed as ´off peak´ months.  It was however mainly due to the Germans that the holiday booking figures were up, as the number of British arrivals actually showed a slight drop, while more than 6 per cent extra visitors from Germany ensured a good start for 2007 for Spain.

An unusually warm spell of weather for five weeks in April in the UK could mean that more Brits have booked summer holidays in their home country. This, plus  increased airport departure taxes, and environmentally aware travellers means that many could shun an overseas holiday this year.  However, whereas the average holiday booking figures was fairly low compared to previous years, the number of last minute holiday requests was very high compared to other years - possibly due to the extensive flooding suffered recently in the UK
South Costa Blanca Office
Our growth here at Citrus Iberia continues with our Costa Blanca South office now having been operating since March.  Deborah and Geoff Little are settling in nicely, and after a change of office location two weeks ago to a more prominent location, are building their business covering the Orihuela Costa and Torrevieja areas.

Deborah and Geoff previously ran their own business in Florida, so are used to working both under pressure and under the hot August sun.

With 15 new properties already under their belt, they are looking forward to introducing many new property owners to the benefits of using Citrus Iberia to take care of their properties on the south Costa Blanca.

Pros for Property Management

Although we have specified many times over the years the many reasons why absent owners should think carefully about the importance of using a registered property management company, we would like to reiterate on this subject and once again point out the important fact that any property owners insurance is void if a problem arises and friends or neighbours are a keyholder.  No claim can be made for theft, burglary or damage if unlicensed persons hold the keys to your property.  Using a registered company such as Citrus Iberia will not only validate your claims, but we will also deal with the insurance company on your behalf and help with replacing any broken or missing items .

Our management prices start from as little as £6.45 per week, which is definitely money well spent for total peace of mind!  See ´Why use a Property Management Company´ >>

Long Term Renting

Demand for long term rental property is extremely high, so if you have a property in Spain that is sitting empty, now is the time to take that step to making your property work for you.  Although the rental income is much lower than holiday rent, this is usually more than made up for by the fact that a regular income is sustained over the yearly period and all bills are paid by the tenant.  Whilst Spain is still the top holiday destination, with low cost airlines now flying to many new 'holiday hot spots', the success owners have enjoyed with holiday bookings over the past years may now begin to suffer - we have already seen a decrease in the number of bookings this year, although those with larger properties which can accommodate two families, are still filling those all important high season weeks.
