    The uncertain weather here on the Costa Blanca did not appear deter holiday makers that chose to rent from Citrus Iberia for the Easter break, and families both English and Spanish have enjoyed our villas in the Denia and surrounding areas so much, that bookings are being made for next year already. This is very encouraging at this time of year, especially after the very poor rental season last year and despite the threatened 'clampdown' on private rentals by the Spanish tourist board.

    Renting your Spanish property

    If you are thinking of renting out your Spanish property send us details NOW. Due to the higher demand for rental properties, particulary long term rentals and 3+ bed villas, now is the time to take that step to making your property work for you. There are many advantages to renting, apart from the obvious financial benefits - including the fact that the property will be visited regulary, therefore potential problems will be spotted earlier. We have enquiries by phone, e-mail and passers by every day now and those thinking about renting should take advantage of the busiest time of year for rental enquiries.

    Property Management is a MUST

    If you do decide to make your property available to rent and do not live in the area or Spain itself, then a property managment contract with us is a MUST. Many people try to 'cut corners' and save themselves money by not taking out yearly contracts - opting for rentals only but this can often prove to be false economy.

     
    Many owners also find that 'the lady down the road' offers cheap changeover cleans, but this can also lead to problems if the standards are not high. Holiday makers expect high standards from their rental properties - especially those paying in excess of £800 pw and Citrus Iberia's cleaners, who have been with us for 18 months, have an exceptionally good reputation for their cleaning and laundry services. Our cleaners send us reports after every clean, so we know immediately whether we can return damage deposits, if there are any problems at the villa, or any breakages have occurred during the rental period. Outside cleaners would not be able to provide us with this service.

    Over Easter, we had an incident where the water to a rental apartment was cut off without any prior notice. The owners have a 'rentals only' contract with us, and no-one had visited the property since last October. The holiday makers were due in at 2.30 on the Sunday morning, and our cleaners visited on Saturday to check that the property was clean and ready. However, they discovered that there was no water coming into the apartment at all. The maintenance people were called and it appeared that the supply had been cut off. We were unable to contact the arriving holidaymakers, who upon arrival were upset to say the least. Our only option was to offer them alternative accommodation, but they still insisted on a full refund, meaning that the owners had to pay for another clean and linen change, without receiving a penny rental income.

     

     
    This unfortunate incident was not the fault of the owners, whose bills are paid by direct debit from their Spanish bank account, nor was Citrus Iberia at fault. Unfortunately, 'misshaps' often happen in Spain and somehow the direct debit had not been paid for previous months resulting in the supply being disconnected.

    As this particular owner does not have a Property Management contract with us, he has to sort out the problem with the water board and his direct debit from the UK. Not only could we have contacted the Water board on his behalf and arranged the payments and reconnection, but regular property checks under a Management Contract would have spotted the problem in plenty of time to have it rectified before any guests were due in the property. We can take all that worry away for you. The prices of our contracts range from £475 for a 1 bedroom property to £750 per year for 4 bedrooms
